109 Babcock Street, Brookline, MA

109 Babcock encompasses two luxury condominiums in the town of Brookline, Massachusetts in the heart of Coolidge Corner.  The size and pricing of the project will offer an exceptional value to potential purchasers in this very sought after locale.
The duplex style units will consist of approximately 3000 square feet per unit. The units will include 3-4 bedrooms and three full bathrooms with multiple parking spaces for each unit, including one garage spot per unit.  The units will feature a wide-open floor plan with each unit featuring private decks or porches.  There will also be a large, common garden/patio area to the rear of the building.
Unit features and finishes will include new oak floors and high-end stainless steel appliances in the kitchen with granite counter islands.  The island, which will be oversized to accommodate a generous dining area, will feature both a dishwasher and an undermount stainless steel sink.  The kitchen cabinetry will be a rich maple or cherry. Additionally, washer/dryer hookups will be provided in each unit and the top floor will have a skylight in the living area.
The master bathroom will feature a walk-in shower, a large double vanity with a stone top, a stand-alone tub, ceramic tile and large mirrors as well as other amenities.  The units will have new heating and air conditioning, electric, fire safety and plumbing systems.
The entire exterior of the building will be redone, with the exterior clapboard being removed and replaced with new Hardie board.  The front door and entrance will be replaced with private entrances and a remodeled façade.  A new shingle roof will be installed on the building.
109 Babcock has additional ample on street permit parking to go with the deeded spaces and the C line is approximately a 5-10 minute walk and the B line is similarly 5-10 minutes away by foot.  There is also a bus stop within a one-minute walk from the building.

Renowned architect Niles Sutphin will design the units.
The project is SOLD OUT.
